Foreclosures have become a fairly scarce investment option as the inventory has really diminished with the market value increases. Most foreclosures today are put in auction and there are multiple sites that these foreclosures are placed on for the sales process. Short sales occur typically when a homeowner must sell because of finances, relocation or some other reason yet owes more money to the lender than the net proceeds from the sale may bring in. The lender will often agree to a short sale in lieu of a foreclosure because a short sale will typically net the lender more money than having to go through the arduous and expensive foreclosure process. Short Sales can take 3-6 months to close so patience is required but can often represent great deals!
One of the hottest investment types for buy and hold investors, multi-family investments offer a greater return on investment than single family homes and offer greater protection from vacancies and market downturns. Look for opportunities to add value and cash in with higher returns and equity position.
